Are properties sold leasehold or freehold?
• All properties in the Sinai Peninsula are sold with 99 year leaseholds; renewable with a new 99 years, at resale and abide to the inheritance laws and/or by owners will.
• All properties outside in rest of Egypt are sold as freehold.

Is the property in Sharm notarized/registered in my name?
Yes, after the contracts are signed we will take you to El Tur;
this is the nearest city to Sharm with government offices
(about 60miles)).
Your passport will be stamped with an annual visa and following this you need to give a
power of attorney to our law office authorizing them to act on your behalf in the Egyptian courts.
The lawyer will submit your property contract to court to obtain authentication on signatures on the contract and thus secure your ownership.
This process can take a few months but ensures you to own your property in Sharm El Sheikh
(the cost of this is included in the legal fees you have already paid). Registration can only take place after the whole project is complete.

Can I raise a mortgage when buying a property in Sharm?
You cannot raise a mortgage on any property bought off plan at the moment, but the
Egyptian Government is considering changing the law to make it possible.
It may be possible to raise a mortgage on a property which is complete.
It may also be possible to release capital from your property at home to invest in Sharm.

If I buy a property in Sharm, can I rent it out? If so, who looks after it?
The majority of property owners in Sharm rent their properties out when they are not using them. This can be managed either by the Developer the property is purchased from, by a
Real Estate agent or by yourselves.

How can I achieve the best return on my investment?
Few resorts will guarantee 60% occupancy per annum; because they guarantee this, the return will be less than if managed by a
Real Estate agent or by you.
- How much can I expect to get if I rent my property?
If the property is
rented out with the resort you can expect a return of approx 5-6% per annum, with a
Real Estate agent
you can expect a return of approx 9-12% per annum.
- If I rent my property will the tenants have full use of the resorts’ facilities?
Yes. All extra charges (maintenance etc.) have to be paid whether the property is vacant or rented. Any person residing in the property is entitled to full use of the resort facilities.
- How do I receive any monies due to me from rent etc?
The best way to do this is to open a bank account locally (we will take you to a local bank and assist you with this if required). All monies due will be paid into this account which you can collect when to come to visit your property or can be transferred to your bank account at home.
- Can I stay in my property at any time I wish?
If you wish to visit your property at any time and it is not available an equivalent alternative will be found for you on the same resort. 1 months notice is required to book your stay.
- Do I need to take out my own buildings and contents insurance?
According to the Egyptian construction law, all developers must guarantee for 10years the buildings and insurance for the fixtures and fittings is included in the maintenance payments. It is advisable to take out contents insurance to cover your personal effects which should cost approx 0,001 – 0,002 of the property value per annum. (Global Investment Properties offers insurance through HSBC/Alliance)
If you rent the property, a deposit is taken from each tenant (1 months rent for long term tenancy) and an inventory is carried out on commencement and completion of all tenancy agreements. Any irregularities found will be rectified by the outgoing tenant or reimbursed from the deposit.
- Can I leave my property to someone in my Will?
Yes, any property purchased in Egypt can become part of your estate.
- Can I sell my property at any time?
Yes, you can sell your property at any time after the contracts are signed, we will be more than happy to assist you with this.
- What happens if my property is not ready on the expected delivery date?
If your property is not complete on the expected delivery date most developers will include an article in the property contract regarding compensation in case of delay.
- How much agent's commission will I have to pay if I want to sell my property?
The fixed agent's commission is 05% on selling a property. Buyers do not pay commissions.
- Will I get a discount on the purchase price if I pay the full price of the property within 4 weeks of the deposit?
It may be possible to negotiate up to 07% off the purchase price in some cases e.g. a cash sale.
- What is the purchase process?
Purchasing method (for non Egyptians)
• Client should transfer the deposit + legal & admin fees to GIP bank accounts, either in UK or Egypt.
• GIP4U sends the contract by courier for client signature. Client then signs and sends the contract back to GIP4U.
• GIP4U delivers the deposit to Owner Company and carries on with contract signing.
• Immediately after obtaining a contract signed by both parties (client & Owner Company) GIP4U will proceed with legal actions and contract authentication to secure the client's rights.
• GIP4U takes care of all money transfers from Client to Owner Company. This ensures Client safety and timely payments to avoid any penalties.
• GIP4U will arrange viewings for clients at their request.
- How much will it cost me to register my property?
The Registration is divided into two parts: “Lawyers Fees” and “Real Estate Registration Office Duties”, which is approximately £500 covering: obtaining 01year visa for one person, Power of Attorney, Lawyer fees and costs of legal paper work, notarization of signatures, transfers and other related governmental fees).
- How long before my property is registered?
Registration can start once the project is complete and normally takes between 4-6 months. This can be a little faster for Egyptian purchasers.
- Can a non-Egyptian buy and register property in Cairo?
Yes. A foreign purchaser is treated the same as an Egyptian when buying in Cairo or outside the Sinai.
- Can I rent a property in purchased in Cairo?
There are no restrictions to renting a property in Cairo.
- Will I have to pay tax on my rental income?
Furnished apartments are subject to a tax of approximately 20% of the rent. Unfurnished apartments do not attract this tax, and furniture can be cited in a separate agreement. GIP4U can assist in maximising your rental income.
- What safeguards do I have as a landlord renting my apartment?
A professional lawyer in Real Estate has distinct contracts with legal powers to protect the property owner. Global Investment Properties can help you with this should you wish to rent your property.
- Can I guarantee that my apartment is free from loans, taxes or other potential problems?
Global Investment Properties carries out all necessary investigations, due diligence and surveys to ensure the legality and proof of ownership of the seller. This ensures a professional and trouble-free transfer of ownership to you, the buyer.

Nationals from UK , EU and USA travelling to Sharm El Sheikh, Dahab, Nuweiba and Taba resorts ONLY, for a maximum of 14 DAYS, do not require a visa prior to travelling as a free entry permission stamp will be granted upon arrival. If they intend to travel outside of the above mentioned areas they MUST obtain a Visa
Nationals from Arab countries are advised to contact the Consulate before applying for the visa in order to confirm the required documentation.

In addition to UK and EU nationals, citizens of the following countries can obtain visa upon arrival at any of the Egyptian ports of entry: Australia, Canada, Croatia, Georgia, Japan, New Zealand, Norway, Macedonia, Republic of Korea, Russian Federation, Serbia, Ukraine and USA. Chinese students can obtain single entry tourist visa provided that the following requirements are met: All the ordinary requirements for applying for a visa to Egypt (check the sections for applying for visa in person or by post) A letter from a recognized UK University addressed to the Egyptian Consulate, stating duration of enrollment. Return flight ticket Minimum of 6 months validity on UK student visa. Malaysian nationals Malaysian nationals can stay in Egypt for up to two weeks without a visa.
